Behind the Tree Farm Sign)

includes a lovely & comfortable home on gorgeous acreage with an estimated $69,000.00 of marketable timber - ready to harvest now - and a FANTASTIC view of Mt. St Helens.

Home is in excellent condition and has been lovingly maintained & updated by original owners who are also both licensed, WA real estate agents.

Comfortable and economical living!    There are other fabulous building sites possible on the property as well if you decide to build your dream house later.

Home boasts 2' X 6' construction, bull-nosed sheetrock, low E, Argon gas filled vinyl windows, built to energy efficient  "MAP" standards (exceeds "Good Sense")  on a poured concrete foundation.

Both buildings have new architectural style composition roofs.

In a "subdivision" of 20 acre parcels, on a dead end, private road, the home is situated in the middle of an acre of clearing. The Southern exposure, abundance of windows and two (brand new) skylights keep it light and bright.

Country living at it's best in "Small Town America" yet two minutes to the post office, store, gas, bank, school, auto repair, fire & rescue emergency services and even two places to dine out. Several rivers & lakes are just minutes away for picnicking, boating & water skiing.

15 - 30 minutes' drive to two freeways, 20 minutes to Battle Ground - where all amenities can be found, including WALMART! Just across the river - Portland and Portland International Airport, 40 minutes away.

2017: $867.22

Economical living - 19 of the 20.2 acres are in a tax deferred "Timber" designation. Complete details provided at your request but what this basically means is, you can:

Take it out of timber classification, pay the compensatory tax

Keep it in timber classification and you are free to:

- Sit back and watch the trees grow (easy crop to maintain).

- Thin the trees as you see fit to maintain the health of the forest. Use for firewood or have a truckload logged when necessary.

- Selectively log or clear cut, replacing cut trees with seedlings (available locally for a minimal cost).

An endless supply of firewood means you can heat the entire house with the centrally located wood stove.

Use the forced air heating with electricity supplied by our "not-for-profit" Clark Public Utility Company - costs are typically 25% (+/-) lower than rates charged by "privately owned" utility companies.

Updated lighting, plumbing fixtures, custom window treatments, ample storage and neutral colors throughout.

The traffic pattern just flows! The open concept kitchen, dining room & living room and vaulted ceilings make it feel much larger than it's square footage.

Kitchen has a large breakfast bar that overlooks the dining room, seats 6, has extra cabinets below for storage, new countertops with ceramic tile backsplash, updated lighting and plumbing fixtures. Stainless Steel appliances include a BOSCH dishwasher, MAYTAG range, AMANA fridge, a large, walk-in pantry and easy care laminate floors. Enjoy the fabulous view through the large kitchen window while you do the dishes.

Adjoining the kitchen is a convenient mud/laundry room with extra storage and separate entrance accessible from the deck.

Large dining room includes a hutch for extra storage and has sliding glass doors that open onto the deck - perfect for entertaining!

Huge 14' X 24" sunroom/family room has wraparound view windows, high quality, neutral colored, wall to wall carpet and is wired for "surround sound".

Two bedrooms and a full bathroom are at one end of the house. Master bedroom and master bath are at the opposite end. Large master bedroom features wall-to-wall carpet, an elegant chandelier and a walk-in closet, Master bathroom has a separate shower, large soaking tub, dual vanities, large linen cupboard and skylight.

Huge, free standing, timber framed & lighted, covered deck, was built in 2016 and showcases the view. Plexiglass light panels on the roof let in plenty of light. Enjoy the sunrises, sunsets or the wildlife from the comfort of your covered deck, no matter what the weather.

The 3 car garage with AG shop (wired for 220) & huge bonus room - 300 (+/-) sq ft -  have plenty of windows and an attached carport for parking cars or farm equipment has overhead storage.

"CINNEBAR LOAM" - finest tree growing soil in Clark County.

Lush forest, (30 - 40 year old trees when we became owners 26 years ago) is ready to harvest! Adjacent 20 acres was just cruised: $69,000 estimated value. We believe this property would yield even higher value because the doug fir,  sawmill grade & dimension alder (most popular wood now used for cabinetry) & cedar, have been properly thinned to allow for maximum health and growth.

Both the garage and the deck were built with wood harvested from trees on the property and created into lumber with a portable sawmill (available for sale).

Walking trails throughout the property are  kept clear and maintained, are wide enough for quads, etc. Walk past the cedar groves and remnants of old growth fir and you are taken back in time.

Well done landscaping is easy to care for with native drought and "critter" resistant plants and bulbs.

Two driveways - plenty of room for parking cars, RVs.

Vinyl garden shed.

Wood shed - capacity for 3 cords or more

Tool shed.

Greenhouse - tunnel style, approximately 12' X 28' X 12'   extends your growing season. We still had tomatoes in November!

Covered, raised beds plus a huge garden area with extra storage. Garden soil has huge humus content, rocks are very rare. (When freshly tilled, you can sink your arm in up to your elbow!)

Fruit trees - Apple, trellised pears, Asian pear, plum & 4 cherry trees (pie & eating).

Rhubarb, several blueberry bushes & (thornless) Marionberries, Swedish lingonberries and plenty of wild, native black raspberries.

Livestock, chickens, horses - there's room for whatever you want to grow.

Well - 240 ' deep, 5 (+/-) gallons per minute, excellent water pressure, new pump 3 (+/-) years ago, tastes like bottled! (So soft - use less soap!)

System had always performed flawlessly. All plumbing fixtures are connected to the system. Inspected 2/2017. Last time pumping was required - 2008.

MITSUBISHI BULLDOZER - mid 80's, diesel, BD 2G 6 way blade, runs like a top! 7,700 lbs - great for working on the property, agile enough to get in between trees, helps with logging & pulling logs around, forest management, building roads and trails, grading driveways, etc.

PORTABLE SAWMILL - "Timber Champ", original owner, gently used to create lumber for framing package, siding & cabinets on a house we built to sell. It will accommodate any size, dimension tree up to 20' long, "blade" type saw keeps wood much truer than "band" type saws. Blades can be sharpened at home, eliminates need to send them out.
